How would you go about setting yourself apart as an eco-friendly commercial real estate professional?
Only
selling properties that are Energy Star approved. ISO 9000 Certified. Selling
properties that have better insulation. Solar panels – good idea. The offices face
south for more natural lighting. The build has LED lighting – how old. Those are
all great to have, but. What will give you the distinction as an eco-friendly
CRE, all of these building qualities or something else?
It’s
something else. Let this soak in for a bit. You are meeting with your client at
a property that has an electric bill that runs $20,000 monthly. You put out
your smartphone and open-up the calculator and punch in these numbers. Power
bill $20,000 x 35% (lighting portion) equals $7000 x
45% (energy savings per month by installing the Renaissance One) = $3150.
This can be more, or less based on the buildings current fixtures.
You say to the potential clients that
if they have the Renaissance One lighting system in your new building they can
reduce their monthly lighting bill by $3150. They pause and think about it with
their eyes.
And
then you add, you would have no maintenance expenses on the Renaissance One LED
lights for the next 10 years or longer, plus they come with a twenty-year product
lifespan. And here is the kicker, the energy rebates from their utility
company, Energy Star, Energy Trust and other state agencies could pay for the
fixtures.
